Property Measurement Standards

Especially in old buildings it is common that building files and the Municipality records do not contain any building plans. Uncertainty with regards to surface area measurements may result in debate between parties during the process of transfer of property, lease or financing. In such a case, Hofstede cs presents objective data.

Hofstede cs designs the surface area certificates as per Dutch Standard NEN 2580. We first will collect any available drawings. During a site inspection we check and verify if the current situation still matches the most recent drawings. In addition we perform spot checks to ascertain if the drawings are dimensionally stable. Occasionally it is possible to determine the surface area based on the available drawings following relatively small adjustments. However, it may sometimes be required to make a building plan from scratch as the current situation and most recent drawing are too different. In that case all current dimensions will be measured accurately.

In each case we will present a transparent and objective surface area certificate comprising the gross-, nett- and leasable floor areas. If desired we will report per structural element, per floor or per individual tenant. In case of a transaction or redevelopment we are able to respond swiftly and provide you with an accurate revision.

During our Asbestos Assessments and/or our Structural Assessments we inspect the property accurately, thoroughly and with great detail. In the event we can combine the assessments we are able to reduce time and costs.
